First, I would hasten to say that the present staff at Franklin St. North in Cambridge, ON, are helpful, polite, and I sense squirming in discomfort at now working for monopoly-bully Mini Mall instead of Franklin Self-Storage that owned it previously. My issues, itemized below, have to do with the take-over American corporation whose only goal is to dissolve all competition while the industry is still totally unregulated, and for whom the term “business ethics” is an oxymoron.
In December 2018, we booked a 30x10 storage unit with Franklin Self-Storage, for $398.89.
By August 2019, needing more space, we booked a second smaller unit there, 20x10, for $311.84. We were paying a combined total of $701.73 with Franklin Storage, from August 2019 until July 2021, when MiniMall assumed ownership of the property. For the full 2 years we rented with Franklin Storage, the monthly rental cost never changed.
In August 2021 we were still paying $701.73, for the first month under the new Mini Mall management. The next month, the rent increases began, at a rate of 3 or 4 per year, as anyone who rents with the new owners well knows. By September, that had gone to $734.03. By April of 2022, we were paying $806.35. By January 2023, $894.49. By September, $939.69. And by December 2023, the damage was $1028.97. So from August 2021 to December 2023, the MiniMall fee rose 46.63%. Having already committed to 2 large units, with a vast array of heavy storage items next to impossible to move, we felt helpless. Mini Mall had us by the proverbial balls. We toughed it out for two-plus years of incessant price increases & gratuitous surcharges, as our rent skyrocketed. My income has not increased 46.63% over that same time period. In fact, as a retiree now in my early 70s, it is flatlined. We had no choice but to move to another facility. And we had no funds to hire movers to do this job, so my wife and I had no choice but to undertake it ourselves. Perspective: there was the equivalent of 400 boxes, weighing 14-40 lbs each. It took 8-hour days, 7 days a week, working continuously for 5 weeks (Dec.27 to Jan.31) to move everything. Our contents consist primarily of a library of books, journals, bookshelves, vinyl and 78rpm recordings, and heavy furniture. It is not a typical inventory of contents for storage areas.
